Terms and listing rules
The short version: list real places you're allowed to rent out, describe them honestly, and view before you pay.

What we are
Landlords Maldives is a listing site. We show places for rent and sale and put tenants in touch with owners. We are not an agent and not part of any agreement between you, and we never hold rent or deposits. Any deal is between the owner and the tenant.
For tenants
- Always see the place in person before you pay anything.
- Never send money to someone you haven't met at the place.
- Under the Tenancy Act, an advance or deposit for a home is capped at 2 months' rent. Be careful with anyone asking for more.
- If something looks wrong, use Report on the listing. See how we check listings.
For owners
By listing a place you confirm that:
- you own it, or the owner has given you permission to rent it out
- the price, details and photos are true and current, and the photos are yours to use
- you will take the listing down when the place is rented
You let us show your photos and details on landlordsmaldives.com and our Telegram channel while the listing is with us.
Not allowed
- places you don't own or don't have permission to rent out
- renting out a whole state housing flat (HDC, Hiyaa and similar schemes) where the scheme's rules don't allow it
- asking for more than 2 months' advance or deposit for a home
- fake or misleading photos, bait prices, or listing the same place more than once
- places that are already rented
- wording that turns people away because of their nationality, religion or gender, except for shared rooms that are for men or for women only
What we can do
We review every listing before it goes live, and we can turn one down, pause it or take it off the site if it breaks these rules or we get reports about it. If an owner keeps breaking the rules, we stop accepting their listings. Paid extras for a listing we remove for breaking the rules are not refunded. See paid extras and refunds.
Responsibility
We check the identity of owners who list with us, but we can't guarantee every detail of a listing or the outcome of any deal. To the extent the law allows, we're not responsible for losses from agreements made between tenants and owners.
Law and contact
These terms are governed by the laws of the Maldives. Questions or complaints: contact us. How we handle your details is in our privacy policy.
